At GJ Properties Investments we do not offer direct residency visa when purchasing a flat with us but in general there are primarily two categories of residency visas that are frequently offered. One is a multi-entry six-month period. The second is a resident visa valid for two years. Real estate property owners may also choose to sponsor their family’s residency visas. Potential expats or foreigners can obtain a residency visa valid for at least 36 months. This mostly depends on certain circumstances and is subject to approval from respective authorities. You can also apply for the golden visa when buying a property if you meet the correct requirments.   The UAE’s ‘Golden visa’ is a long-term residence visa which enables foreign talents, to live, work or study in the UAE while enjoying exclusive benefits which include: An entry visa for six months with multiple entries to proceed with residence issuance a long-term, renewable residence visa valid for 5 or 10 years The privilege of not needing a sponsor The ability to stay outside the UAE for more than the usual period of six months in order to keep their residence visa valid The ability to sponsor their family members, including spouses and children regardless of their ages The ability to sponsor unlimited number of domestic helpers The permit for family members to stay in the UAE until the end of their permit duration, if the primary holder of the Golden visa passes away.   To apply you need a minimum 2 million AED value property or owned share (one property or more) under the applicant’s name. In case the property is mortgaged at least 2 million AED of property value must be paid to. A NOC letter and paid amount letter are also required in this case.

Electricity and water is provided by fewa. Sewerage is from the Ajman Municipality and for the gas it depends on the building, mostly the tower is buying cylinder from outside.
The regulations, governing the relationship between the landlord and the tenant, as per    the law, any property owner in the UAE can rent out their unit. Usually, the rental period is one year (extensions are possible). A property owner can appoint a licensed management company to manage his/her property, in which case the firm bears all responsibility of communicating with the tenant.
We are not involved directly with any banks, the customer has multiple options to settle their paper work.

Freehold means complete ownership of the property by the buyer who will have his name on the title deed. Whereas leasehold refers to having the property on lease for a period of more than 10 years and up to 99 years. It cannot be bought completely.
Freehold property refers to the type of property purchase, where the buyer owns the plot as well as the unit. He/She is the landowner and has the title deed under his name. An heir can inherit a freehold property from the title deed holder. The owner of a freehold property is entitled to lease, occupy or sell his/her property. The owner can use the property for any purpose as long as it is in accordance with the local rules and regulations.
